Respoible for the expaion and development of new Direct Owned Stores to achieve the annual objective of store development and eure the good results of store

负责公司直营零售门店的选址拓展和新店开发，达成年度开发目标，并确保良好的效益

1. Collect, analysis market information, industry policy and information, organize research of commercial zone which has business potential, broaden the information channels for store development

收集、整理与分析各类市场情报、行业政策与信息，组织商圈调研，拓宽选址拓展的信息渠道

2. Set up database including the competito, competitor price, rent etc

对竞争对手进行市场调查，获取有价值信息，建立竞争对手信息数据库

3. After scouting a suitable location, carry out on site visiting to evaluate the commercial value including sitehopping mall location value, customer flow line, tenant mix etc, summarize the survey data and make project report

寻找到合适店址后，组织和开展该项目市场调查，包括评估店铺/购物中心商业地段价值，客流量分析, 周边租客类型等，汇总有关调查数据，形成选址项目报告

4. Work with Direct Manager to make feasibility study on the site selection, make conclusion and final decision together

与直属经理对拟选店铺地址开展可行性研究，得出结论，共同作出决策。

5. Conduct business negotiation with relevant landlords and contracto, signing intention letter and contract, follow up on the payment of lease contract

与业主方进行商务谈判，达成一致，并负责签订意向书和最终合同，跟踪租赁合约付款全流程

6. Maintain good relatiohip with landlord to make sure a smooth running of store afterwards.

合同签订后的业主日常关系维护，为公司相关部门后续工作的顺利开展与业主进行沟通协调

7. Overall handover with cotruction team, close work with Retail Operation, Project, legal and Administration Department for the store opening.

负责门店签约后与筹建部的全面交接，协同运营、工程、法务, 行政等部门开设新店，确保新店顺利开业

8. Follow up, coordinate and business negotiation in case of store expaion, shrink, contract renew and terminate

店铺扩大、缩小、续租、退租等合同期内商务事宜的跟进、协调和谈判工作

9. Other jobs assigned by Direct Manager

Qualificatoin Requirement 任职资格要求

1. 本科学历

2. 具备商业地产开发知识，熟悉门店选址拓展流程

3. 英文口语流利

4. 有较强的市场洞察力和市场分析能力, 较强的合约谈判及沟通技巧, 较强的综合项目协调和沟通能力

5. 正直，有责任心，有积极的心态，抗压能力较强，能适应经常出差

6. 5年以上相关工作经验，有家具行业经验的优先考虑
